  Over the last thirty-five years we have developed expertise in a wide range of legal areas.   In real estate transactions and disputes, we have represented purchasers and sellers, brokers and agents, title insurers and escrow companies, developers and contractors, borrowers and lenders, landlords and tenants, homeowners and homeowners' associations.
   
 
  • Sales and Exchanges
 

In representing buyers and sellers of real property, we negotiate and prepare documents for purchases, sales and tax-deferred exchanges, working with escrow and title company officials, and structure the transactions' tax effects and security interests for optimal benefit. We also assist buyers and sellers with issues concerning insurance, form of title, hazardous substances, options and commissions.

   
 
  • Leases and Landlord-Tenant Relations
 

We negotiate, draft and review residential and commercial leases, including office/industrial, shopping center, agricultural and ground leases. We advise commercial and residential landlords and tenants of their legal rights and obligations and work with landlords to establish and implement systems to evaluate prospective tenants, to accurately account for rents and fees, and to maximize the landlord-tenant relationship. Our attorneys also are prepared to respond promptly to initiate or oppose eviction proceedings.

   
 
  • Development and Construction
 

Highly experienced in construction law, our attorneys counsel and represent owners, developers, general contractors, subcontractors, suppliers, lenders, and sureties. We provide counsel on all legal matters pertaining to construction projects, whether public or private, including financing, prime contracts and subcontracts, mechanics' liens, bonds and related issues. When litigation is necessary, we represent claimants and defendants in both state and federal courts and in arbitration.

   
 
  • Hazardous Waste and Water Law
 

In conjunction with technical experts, we advise individual and business landowners on compliance with federal and state environmental laws regulating land and water quality. We represent present and former owners and lessees of contaminated property in litigation to clean up the property and recover damages. We also advise local water districts.

   
 
  • Broker and Agent Representation
 

We advise and represent commercial and residential real estate brokers, agents and brokerage companies in contracts, commission disputes, professional matters and malpractice litigation. We also advise and represent realtor associations and boards, as well as title insurance and escrow companies.

   
 
  • Zoning and Land Use Planning
 

We represent owners before local, regional and state planning and regulatory agencies in both informal negotiations and formal hearings centering on the use of the owners' land or their neighbors' land.
